650 Sq Ft ADU Floor Plan
CSLB licence #999603 · Licensed and bonded · Design, permits and construction under one contract
What The 650 Sq Ft Layout Includes
Five defined spaces inside one single-storey footprint. This is the published room list for the 650 sq ft ADU model — your final drawings are prepared for your own lot.
Ensuite master bedroom
The master bedroom opens directly into its own bathroom, so the sleeping area and bathroom work as one private suite.
Master bathroom
A full bathroom attached to the master bedroom rather than opening onto the hallway.
Powder room
A separate half bath, so guests never need to pass through the bedroom to find a toilet.
Study
A dedicated room that can serve as a home office, nursery, guest room or quiet space away from the living area.
Open kitchen-living area
Kitchen and living space share a single open room. In a 650 sq ft ADU that is what keeps the footprint feeling considerably larger than it measures.
One level, 650 sq ft
The whole plan sits on a single storey, which keeps the structure simpler and avoids a staircase eating into the floor area.

Planning A 650 Sq Ft ADU
Your Lot Decides The Final Drawings
Setbacks, easements, slope and the distance to your existing utility connections all shape where a 650 sq ft ADU can legally sit and how it is serviced. We draw to your parcel rather than dropping a standard plan onto it, so room positions can shift from the published layout.
Permitting Runs On The City’s Clock
Plan check is handled by your local building department, not by us. Across Southern California jurisdictions permit review commonly takes six to fourteen weeks. We prepare and file the drawings, structural calculations and Title 24 packet, then manage the corrections.
We Do Not Publish Menu Pricing
Two 650 sq ft ADUs on different lots can differ substantially once utility runs, foundations, finishes and site access are counted. You get a written scope and a fixed proposal after we have walked the property, rather than a per-square-foot guess beforehand.
Questions About This Model
The questions homeowners ask most often about the 650 sq ft ADU plan.
Can the 650 sq ft ADU layout be changed?
Yes. The published plan is a starting point. Room sizes and positions are adjusted to suit your lot, your setbacks and how you intend to use the unit, then redrawn before anything is filed with the city.
How long does a detached ADU take to build?
Our stated range for detached ADU construction is five to eight months on site, after design and permitting are complete. Permit review itself commonly adds six to fourteen weeks depending on the jurisdiction.
What does a 650 sq ft ADU cost?
We do not publish per-square-foot pricing, because utility tie-in distance, foundation requirements, site access and finish level move the number significantly between properties. You receive a written scope and a fixed proposal after a site visit.
Is the study a legal bedroom?
A study is drawn as a study. Whether a room counts as a bedroom depends on egress, window size and ceiling height under the building code in your jurisdiction, and we will tell you what the room can and cannot be called before the drawings are filed.
Do you handle the drawings and the permits as well as the build?
Yes. Design, structural engineering, Title 24 calculations, permit filing and construction all sit under a single contract with one licensed general contractor, so there is no handover between separate firms.
