Most Valley neighbourhoods are in the City of Los Angeles and are permitted by LADBS. Burbank, San Fernando, Calabasas, Hidden Hills and part of Glendale are separate cities, and unincorporated pockets go to Los Angeles County. We confirm this at discovery.
Can I build an ADU in the Valley?
Many Valley lots can take a detached ADU or a garage conversion, particularly on the flats. We check lot size, setbacks and utilities during discovery before any design begins.
Do you build on hillside lots?
Yes. Hillside lots need grading, retaining, drainage and access designed properly, and some fall within fire hazard areas. We resolve those in engineering before construction.
How long does a project take?
Permit review typically takes around six to fourteen weeks. Garage-conversion ADUs typically take three to five months to build, and detached ADUs or major additions five to eight months.
