Southern California sun is hard on exteriors. Material choice is really a choice about how much maintenance you want in ten years.
Stucco
The regional default for good reasons: durable, fire-resistant and repairable. Smooth finishes show movement more than textured ones, which is worth knowing before choosing.
Siding And Panel
Fibre cement, wood and metal panel each age differently. Mixing one accent material with stucco is a common way to modernise a facade without a full re-clad.
Fire Zones
Properties in designated fire hazard areas carry specific material and vent requirements, which we confirm before specifying anything.

Do I need a permit for exterior work?
Re-roofing, window replacement, structural changes and new patio covers generally require permits. Paint alone does not. We confirm and file what is needed.
Can you re-stucco over existing stucco?
Sometimes, depending on the condition of the existing coat and what is behind it. We inspect before recommending a re-coat or a full re-clad.
Will new windows cut my energy bills?
They help, particularly with insulation and shading. The installation detail matters as much as the window itself.
How long does exterior home remodeling take?
It depends on scope and on weather windows for stucco and roofing. You receive a project-specific schedule after the inspection rather than a generic estimate.
Can you work while we live at home?
Yes. Exterior work rarely disrupts the inside of the house beyond noise and access, and we agree parking and routes in advance.
