Professional Major Home Remodeling Near You
H&A My Design handles major home remodeling as a licensed design-build general contractor, family-owned for more than 20 years — full interior reconfigurations, load-bearing wall removals and open-concept floor plans, with design, permits and construction under one contract. Serving Southern California and the surrounding areas.
Licensed & bonded California general contractor — CSLB #999603. Free in-home consultation before any drawings.
What Counts As Major Home Remodeling
A cosmetic refresh changes finishes. A major remodel changes how the house works: walls move, rooms change purpose, systems are replaced and the building envelope is upgraded. That difference is what separates major home remodeling from a refresh, and it decides the drawings you need, the permits you file and the contractor you should hire.
Changing The Plan, Not Just The Finishes
Most of our remodels begin with the same complaint: the house has enough square footage but the wrong layout. Removing a wall between kitchen and living room, relocating a bathroom or reworking a dated floor plan can transform a home without adding a single foot.
When Walls Are Structural
Load-bearing walls can usually be removed, but only with engineered beams and posts and a permit. See structural remodeling.
When To Add Instead
If the space genuinely is not there, a home addition may be the better answer, and we will say so.
Why Design-Build Suits Major Remodels
Remodels hide surprises: old framing, outdated wiring, unpermitted past work. One team that designs and builds can respond to what is found behind the walls without a week of emails between an architect and a builder.

- Structural and systems upgrades planned in from the start

What Shapes A Major Home Remodeling Budget
Two houses of the same size can differ widely in what a remodel costs. These four factors explain most of the gap.
How Much Moves
New finishes in the same layout cost far less than relocating a kitchen or removing structural walls. Plumbing and structure are the two most expensive things to move.
The Age And Condition Of The House
Older homes often need electrical service upgrades, repiping or foundation work before new finishes make sense. We look for these during the consultation so they are planned rather than discovered.
Unpermitted Past Work
Previous alterations without permits can surface during plan check. We identify them early and explain the options.
Permits And Code Upgrades
Major remodels trigger current code requirements for energy, electrical and sometimes seismic work. In the City of Los Angeles they are reviewed by LADBS; other cities run their own departments.
Finish Level
Cabinetry, stone, tile and fixtures can double the cost of the same floor plan. Choosing them early in the showroom keeps allowances realistic.
Staying In Your Home During Major Home Remodeling
Some families stay put, others move out for part of the work. Both can work when the plan is made honestly at the start.
Phasing The Work
Where practical we work in zones, keeping a functioning kitchen or bathroom available while the other end of the house is under construction.
Dust, Noise And Access
Sealed barriers, protected walkways and permitted working hours keep daily life manageable. The site is cleaned and secured every evening.
When Moving Out Is Better
Whole-home remodels, or projects that shut off water and power for long stretches, are usually faster and cheaper if the house is empty. We tell you early so you can plan.
Communication
You get a schedule, a weekly update and a written decision list, so you always know what is happening and what we need from you.

Ready To Fix How Your House Works?
Tell us which rooms are failing you and how you want to live. We will walk the house, explain what the structure allows and give you a realistic view of cost and timeline.
How much does a major remodel cost?
Major home remodeling costs depend on how much moves, the age and condition of the house and the finish level. We give a realistic range after walking the property and a detailed proposal once the scope is set.
Do I need permits to remodel?
Almost always for major work. Moving walls, relocating plumbing, changing electrical or altering the structure all require permits, which we handle for you.
Can you remove a load-bearing wall?
Yes, with an engineered beam and posts and an approved permit. See structural remodeling for how that works.
Can we live at home during the work?
Often yes, with phasing and dust control. Whole-home projects are usually faster and less stressful if you move out, and we will tell you honestly which applies.
How long does a major remodel take?
It depends on scope and permitting. You receive a project-specific schedule after the consultation rather than a generic estimate.
Where do you remodel?
