Production Building
A builder’s existing plan on a builder’s lot, with a fixed menu of options. Fast and predictable, but the plan drives the site rather than the other way round, and personalisation stops where the option list ends.
Semi-Custom Home Building
A base plan modified for your family — moving walls, changing a roofline, upgrading finishes. Genuinely useful when the underlying layout already suits your parcel and your household.

Custom Home Construction Questions
Do I need an architect before I call you?
No. Custom home construction can start at the idea stage, and we bring the architectural work into the project, or work alongside an architect you have already engaged. Both routes are completely normal for us.
Can you build on a hillside or sloped lot?
Yes. Hillside parcels carry extra geotechnical work, grading review and structural requirements, so we assess those conditions during the site study and price them from the start rather than discovering them later.
How much input do I have during construction?
As much as you want. Some clients walk the site weekly, others prefer a written summary and only engage at selection deadlines. Either way, anything that affects cost or schedule comes to you in writing.
Can I keep part of an existing house?
Often yes. Retaining foundations or walls can change how a project is classified for permitting, which affects both cost and timeline, so we look at that question early.
What happens if I change my mind mid-build?
Changes are part of custom home construction. We price each one before it is executed so you can decide with the number in front of you rather than discovering it afterwards.
