The Structure Behind An Open Plan
Every open-concept remodeling project is a structural project first. The visible result depends entirely on decisions made before the finishes are chosen.
Beams And Supports
The wall is replaced by a beam, posts and footings sized together by an engineer. See structural remodeling for how that work is carried out and inspected.
Ceilings And Services
Ducts, pipes and wiring that ran through the wall need new routes. Where a flush beam is chosen, the ceiling can stay continuous and the change becomes invisible.
Floors Running Through
One continuous floor across the whole space is what makes it feel large. Old thresholds and level changes are usually corrected at this stage.
Heating And Cooling
Two small rooms and one large volume behave differently. Returns, registers and sometimes equipment need rebalancing so the space is comfortable year round.
Zoning An Open Space Without Walls
Once the structure is solved, the design work is about making one room behave like three.
Furniture As Architecture
A sofa back can define the living zone as firmly as a wall did. We plan furniture positions during design rather than hoping the room works out afterwards.

Can any wall be removed?
Most can, with the right beam and support. What changes is the cost, depending on load, span and what services run inside the wall.
Will an open plan make my house noisier?
It can, if nothing is done about it. Soft flooring, upholstered furniture, quiet appliances and considered ceiling treatment keep it comfortable.
Do I lose storage?
You lose the walls that held it, so storage is rebuilt into the island, the perimeter and a pantry during design.
Is open plan still a good idea?
For most families, yes, provided at least one room with a door is kept for work, study or quiet. We usually plan the house that way.
How long does the work take?
Design and permitting take longer than the construction on many open-plan projects. You receive a schedule showing both before you commit.
