Building Across Los Angeles
Los Angeles is a city of very different neighbourhoods, and each brings its own housing stock: Craftsman bungalows, Spanish revival homes, post-war ranch houses, hillside homes and modern infill.
What Angelenos Ask Us For
The projects we are asked about most across the city:
- Detached ADUs and garage conversions
- Second-story and rear additions
- Kitchen, bathroom and open-plan remodels
- Whole-home renovations
- Ground-up custom homes
Hillsides, Historic Districts And Flats
The same scope can be simple on a flat lot and complicated on a hillside or inside a historic district, so we check which rules apply before design begins.
Hillside Lots
Hillside-zoned lots follow the city’s hillside rules, which limit size and grading, and some fall within fire hazard areas.
Historic Neighbourhoods
Properties in a Historic Preservation Overlay Zone need design review for exterior changes, which adds time to the schedule.

Addresses in unincorporated Los Angeles County are permitted by Los Angeles County Building and Safety instead, and cities such as Beverly Hills, Culver City and Santa Monica run their own departments.
What Plan Check Covers
We prepare the drawings, calculations and energy packet, submit them, answer corrections and schedule every inspection.
- Zoning, setbacks and height
- Structural plan check
- Title 24 energy compliance
- Hillside and historic overlays where they apply
- Milestone inspections on site

Planning A Project In Los Angeles
In a city this large, the address decides more than people expect: which office reviews the plans, which overlays apply and how long approvals take.
Check The Rules First
Before design, we confirm the jurisdiction, zoning, hillside status and any historic overlay for your lot. It takes days, and it can save months of redesign later.
Plan For Plan Check
Permit review is usually the longest wait on a Los Angeles project. Complete, well-engineered drawings move through faster than a set that comes back with a long list of corrections.
Selections During Review
Finishes are chosen at our showroom while the permit is in review, so construction starts with every decision already made.

General Contractor In Los Angeles: Common Questions
Who issues building permits in Los Angeles?
Inside the City of Los Angeles, permits are issued by LADBS. Unincorporated areas are permitted by Los Angeles County, and cities such as Beverly Hills, Culver City and Santa Monica have their own departments. We confirm which applies at discovery.
Does a hillside lot change my project?
Yes. Hillside-zoned lots follow size and grading limits, need retaining and drainage designed properly, and may fall within fire hazard areas. We check all of that before design begins.
What if my house is in a historic district?
Properties in a Historic Preservation Overlay Zone need design review for exterior changes. It adds time, and we build that into the schedule and design to the district guidelines.
How long does a project take?
Permit review typically takes around six to fourteen weeks. Garage-conversion ADUs typically take three to five months to build, and detached ADUs or major additions five to eight months.
Why hire a design-build general contractor in Los Angeles?
A design-build general contractor in Los Angeles designs, permits and builds under one contract, so the budget is tested while the drawings develop and there is one point of accountability on site.
Do you build new homes as well as remodels?
Yes. We build ground-up custom homes as well as ADUs, additions and remodels. Our new construction pages explain the process.
Where is your showroom?
Our showroom and headquarters are at 6723 Variel Avenue, Canoga Park, CA 91303. Visits are by appointment, so call 800-285-3002 before you come.
