800 Sq Ft ADU Floor Plan
CSLB licence #999603 · Licensed and bonded · Design, permits and construction under one contract
What The 800 Sq Ft Layout Includes
Two bedrooms and two bathrooms inside one detached footprint. This is the published room list for the 800 sq ft ADU model — your final drawings are prepared for your own lot.
Two bedrooms
Two separate bedrooms rather than one, which is what makes this model work for a family member, a lodger, or a two-person household.
Two bathrooms
A second full bathroom means neither bedroom has to share, and it is the difference between a guest suite and a genuinely independent home.
Comfortable living space
The remaining floor area is given to a single open living and kitchen space rather than carved into corridors.
Detached, 800 sq ft
A standalone unit on the same lot as the main house, with its own entrance, utilities and address.
Two-bedroom rental potential
Two bedrooms and two bathrooms widen the pool of tenants compared with a studio or one-bedroom unit.
One level
The plan sits on a single storey, which keeps the structure simpler and avoids a staircase taking floor area.

Planning An 800 Sq Ft ADU
Two Bathrooms Change The Plumbing
A second bathroom adds drainage runs, venting and hot water demand. Where those lines can reach your existing sewer connection often decides where the bedrooms and bathrooms sit, so the published layout can shift once we survey the lot.
Permitting Runs On The City’s Clock
Plan check is handled by your local building department, not by us. Across Southern California jurisdictions permit review commonly takes six to fourteen weeks. We prepare and file the drawings, structural calculations and Title 24 packet, then manage the corrections.
We Do Not Publish Menu Pricing
Two 800 sq ft ADUs on different lots can differ substantially once utility runs, foundations, finishes and site access are counted. You get a written scope and a fixed proposal after we have walked the property, not a per-square-foot guess beforehand.
Questions About This Model
Is 800 sq ft the maximum ADU size in California?
No. State law sets minimum sizes that local agencies must allow, and many jurisdictions permit larger detached units. What your specific parcel allows depends on your city, your zoning and your lot, which we check before drawing anything.
Can the 800 sq ft ADU layout be changed?
Yes. The published plan is a starting point. Room sizes and positions are adjusted to suit your lot, your setbacks and how you intend to use the unit, then redrawn before anything is filed with the city.
How long does a detached ADU take to build?
Our stated range for detached ADU construction is five to eight months on site, after design and permitting are complete. Permit review itself commonly adds six to fourteen weeks depending on the jurisdiction.
What does an 800 sq ft ADU cost?
We do not publish per-square-foot pricing, because utility tie-in distance, foundation requirements, site access and finish level move the number significantly between properties. You receive a written scope and a fixed proposal after a site visit.
Do you handle the drawings and the permits as well as the build?
Yes. Design, structural engineering, Title 24 calculations, permit filing and construction all sit under a single contract with one licensed general contractor, so there is no handover between separate firms.
