1,200 Sq Ft ADU Floor Plan
CSLB licence #999603 · Licensed and bonded · Design, permits and construction under one contract
What The 1,200 Sq Ft Layout Includes
Three bedrooms and two bathrooms inside one detached guest house. This is the published room list for the 1,200 sq ft ADU model — your final drawings are prepared for your own lot.
Three bedrooms
Three separate bedrooms, which is what turns an accessory unit into a home a whole family can live in rather than a guest suite.
Two bathrooms
A second full bathroom so three bedrooms are not sharing one, which matters daily in a family household.
Spacious living areas
The floor area left after the bedrooms is given to open, comfortable living space rather than split into narrow rooms and corridors.
Detached guest house, 1,200 sq ft
A standalone building on the same lot as the main house, with its own entrance, utilities and address.
Built for families
Three bedrooms and two bathrooms suit multigenerational living, adult children, or a long-term tenancy rather than a short stay.
The largest model we publish
At 1,200 sq ft this is the biggest of our pre-engineered plans. What your parcel actually allows is checked before anything is drawn.

Planning A 1,200 Sq Ft ADU
Size Limits Are Set Locally
State law obliges agencies to allow accessory units, but maximum size, height and setbacks are applied by your city and your zoning. A 1,200 sq ft ADU is not permitted on every parcel, which is the first thing we check before any drawing work begins.
A Bigger Footprint Changes The Site Work
More floor area means more foundation, longer utility runs and, on many lots, less room left for parking and yard. Access for machinery also matters: a tight side return can change how the building is sequenced and what it costs to get materials in.
We Do Not Publish Menu Pricing
Two 1,200 sq ft ADUs on different lots can differ substantially once utility runs, foundations, finishes and site access are counted. You get a written scope and a fixed proposal after we have walked the property, not a per-square-foot guess beforehand.
Questions About This Model
Will my city allow a 1,200 sq ft ADU?
It depends on your jurisdiction, your zoning and your lot. Maximum ADU size is set locally and varies, so we check what your specific parcel allows before drawing anything rather than assuming the published size will be approved.
Can the 1,200 sq ft ADU layout be changed?
Yes. The published plan is a starting point. Room sizes and positions are adjusted to suit your lot, your setbacks and how you intend to use the unit, then redrawn before anything is filed with the city.
How long does a detached ADU take to build?
Our stated range for detached ADU construction is five to eight months on site, after design and permitting are complete. Permit review itself commonly adds six to fourteen weeks depending on the jurisdiction. A larger footprint tends to sit at the upper end.
What does a 1,200 sq ft ADU cost?
We do not publish per-square-foot pricing, because utility tie-in distance, foundation requirements, site access and finish level move the number significantly between properties. You receive a written scope and a fixed proposal after a site visit.
Do you handle the drawings and the permits as well as the build?
Yes. Design, structural engineering, Title 24 calculations, permit filing and construction all sit under a single contract with one licensed general contractor, so there is no handover between separate firms.
