Two Story Garage ADU Floor Plan

This two story garage ADU puts the kitchen and living areas on the ground floor, with a bedroom, bathroom and balcony upstairs. It converts and builds over an existing garage rather than taking the garden. Serving Southern California and the surrounding areas.

The Plan

What The Two Story Garage ADU Includes

Living below, sleeping above. This is the published room list for the model — your final drawings are prepared for your own garage and lot.

Ground-floor kitchen and living

The day-to-day rooms sit on the lower level, in the footprint the garage already occupies.

Upstairs bedroom

The bedroom is lifted to the first floor, away from the kitchen and the street.

Upstairs bathroom

A bathroom on the sleeping level, so the upper floor works independently of the ground floor.

Balcony

Private outdoor space off the upper level, which a single-storey conversion cannot offer.

Two bathrooms in total

A second bathroom downstairs serves the kitchen and living area and any visitors.

Builds up, not out

Going vertical over the existing garage keeps the yard, which matters on lots where a detached unit would not fit.

Before You Commit

Planning A Two Story Garage ADU

Building over an existing garage is the most structurally demanding of our ADU models. Three things decide whether it works on your property.

The Existing Slab And Walls Decide A Lot

A garage built to hold a car is not automatically able to carry a second storey. The slab, footings and wall framing all have to be assessed, and in many cases strengthened or rebuilt, before anything goes above them. This is the first thing we check.

Height And Setbacks Are Set Locally

Two-storey work brings height limits, setback rules and sometimes privacy or overlooking requirements into play, and these vary by jurisdiction. What is permitted on your parcel is confirmed before drawings begin rather than assumed from the published model.

We Do Not Publish Menu Pricing

Because so much depends on the condition of the existing garage, a per-square-foot figure would be a guess. You get a written scope and a fixed proposal after we have surveyed the structure and walked the property.

Common Questions

Questions About This Model

Can I build a second storey on my existing garage?

Sometimes. It depends on the slab, the footings and the wall framing, and on the height and setback rules in your jurisdiction. A structural assessment of what is already there is the first step, and it determines whether the existing garage can be built over or needs rebuilding.

That depends on the design and on your local parking requirements. A conversion turns the garage floor into living space; some projects keep parking elsewhere on the lot. We confirm what your jurisdiction requires before drawing.

Yes. The published plan is a starting point. Room sizes, the stair position and the balcony are adjusted to suit your existing structure and your setbacks, then redrawn before anything is filed with the city.

Our stated range for ADU construction is five to eight months on site, after design and permitting are complete. Permit review commonly adds six to fourteen weeks. Structural upgrades to an existing garage can extend the on-site phase.

Yes. Design, structural engineering, Title 24 calculations, permit filing and construction all sit under a single contract with one licensed general contractor, so there is no handover between separate firms.
